Data and events refer to: September 2026.

A stressed residential market zone is an area declared by the authorities where special rules apply to the price of new rentals.

Where they are

At 30 September 2026 there were 317 municipalities on the list published in the official gazette, according to TaxDown's count: Catalonia (271), Navarre (21), the Basque Country (18), Asturias (5) and Galicia (2). No municipality in the Community of Madrid was on it.

  • Check whether the zone is declared or in process.
  • Calculate the return on the rent the rules would allow, not on the rents in listings.
  • Check whether you count as a large owner under the applicable definition.

The list changes over time, so verify it on the day you decide.
