Data and events refer to: September 2026.

The Housing Rental Reference Index (IRAV) was created by Spain's Housing Act to limit annual rent rises. INE publishes it monthly.

Which contracts it covers

It applies to housing contracts signed from 26 May 2023. Earlier contracts update as agreed, normally by CPI.

Recent figures

According to Raisin, updates using August 2026 IRAV rose 2.47%, against 4.3% for CPI, and the following figure was 2.54%. Check the value for your month on the INE website.

How it works in practice

  • The update must be provided for in the contract.
  • It applies on each anniversary of the contract.
  • Whoever requests it gives written notice before applying it.
  • The latest index published at the date set by law is used.

An example

With a rent of €1,000 and an index of 2.54%, the new rent would be €1,025.40.

Read your contract's update clause first, whether you are the landlord or the tenant.
