The energy performance certificate shows a property's consumption and emissions with a letter rating. It is regulated by Royal Decree 390/2021.
When it is required
It applies to existing buildings or parts of buildings that are sold or let to a new tenant. If you sell, a copy of the registered certificate and the label are attached to the contract. If you let, a copy of the label is attached and the tenant receives the usage recommendations.
How long it lasts
It is valid for a maximum of ten years. With a G rating, validity is limited to five.
Who issues it
A qualified technician issues it after visiting the property, and it is then registered with the regional authority.
What it is useful for
- Comparing the running costs of two similar homes.
- Spotting improvements to insulation, windows or climate control.
- Planning a refurbishment, which may give access to tax deductions.
As a buyer, ask for it early. A poor rating does not prevent a purchase, but include any improvement in your budget.
