Royal Decree 1312/2024 created a single national registry: from July 2025 a number was required to advertise short-term rentals on platforms. On 19 May 2026, the Supreme Court annulled that part.

Why

The appeal was brought by the Valencian regional government. According to the analysis by law firm Cuatrecasas, the court found the State lacked the power to set up that registration procedure, which also overlapped existing regional registers.

What remains in force

Not everything was annulled. The Digital Single Window remains, along with the platforms' duty to transmit data and the sending of information for statistical purposes.

What does not change for you

The ruling does not remove regional and municipal rules. If you let by the day or week, you remain subject to your region's and town hall's requirements, and to your building's agreements.

What to do

  • Check your region's tourist register.
  • Review what the platforms you advertise on ask for.
  • Ask an adviser if you held a national number and are unsure how to proceed.
