Data and events refer to: September 2026.

Spain's National Statistics Institute (INE) published its House Price Index for the second quarter of 2026 in September. Prices rose 12.2% year on year. New homes went up 7.4% and second-hand homes 12.9%.

Madrid and Andalusia

By region, INE puts the Community of Madrid at 12.9% and Andalusia at 11.9%. Both sit close to the national average, although differences between neighbourhoods and towns within each region are large.

The Land Registrars counted 178,096 sales in the first quarter of 2026, 1.9% fewer than a year earlier and still a high figure historically. Sales can fall slightly while prices keep rising when the supply of homes is short.

  • Compare with sales in the same area and of similar properties.
  • If you are buying, build your budget including costs, not just the price.
  • If you are selling, good general data does not replace a realistic valuation of your property.
