Data and events refer to: August 2026.

Idealista put the average home price in Madrid city at €6,471/m² in August 2026, 1.2% lower than July and 4.3% below the peak reached in March. A single month does not set a trend, but the figure helps put headlines in context.

One city, very different prices

In the August report, the Salamanca district topped €10,000/m² while Villaverde was close to €3,300/m². In July, Chamberí stood at €8,971/m², 7.7% higher than a year earlier. Neighbourhoods within a district differ as well.

Why there is no single figure

Brains Real Estate, using its own method for the second quarter, gave €11,996/m² for Salamanca and €9,977/m² for Chamberí. These are listing prices and different periods, so they should not be mixed.

What to look at beyond the area

  • The home's real condition and any work needed.
  • Floor, light, lift and orientation.
  • The state of the building and approved special levies.
  • Community fees and property tax.
  • Usable versus built area when calculating the price per metre.

How to use these figures

They help you get oriented and spot prices out of line with the market. To decide, compare with similar homes on the same street or in the same area. Our catalogue shows properties with area, bedrooms and a reference so you can compare them.
