The ICO guarantee line for buying a first home was extended to the end of 2027, as published in the official gazette in July 2026. It is meant for people who can pay a monthly instalment but have not saved the deposit banks normally ask for.

How it works

The guarantee covers up to 20% of the loan for the bank, for a maximum of ten years from signing. The State does not give you this money or a deposit: you still owe everything you borrowed.

Who can apply

  • Young people up to 35.
  • Families with dependent children.
  • With continuous legal residence in Spain for the last two years.
  • For a first home used as a main residence.
  • With income and a home price within the programme's limits, which vary by area.

What to be clear about

It is only available at participating banks, and the bank still assesses your risk: the guarantee does not ensure approval. Borrowing more also means paying more interest, and purchase taxes and costs remain yours to pay.

Before counting on it

In early 2026 some media reported a temporary pause in new guarantees. Confirm with ICO and your bank that the programme is operating normally and which income limit applies to your province.
